We begin with a thorough visual check of the consumer unit, all accessories, wiring conditions, earthing and bonding arrangements, and any visible signs of damage or deterioration.
With power off to each circuit in turn, we carry out insulation resistance tests and continuity measurements. This identifies deteriorated cables, poor connections, and wiring defects.
With circuits re-energised, we test earth fault loop impedance, prospective fault current, and RCD operation times. Every RCD is tested at 100% and 50% rated tripping current.
All test results are recorded and observations graded C1 (immediate danger), C2 (potentially dangerous), or C3 (recommendation). The final report and certificate are issued on the day.

An EICR is a detailed examination and test of all fixed electrical installations in a property — wiring, consumer unit, sockets, switches, light fittings, and earthing. Every circuit is tested individually and results recorded. The inspection ends with a written report grading any defects found and an overall verdict of Satisfactory or Unsatisfactory.
Observations in an EICR are graded on a three-point scale. C1 means danger is present and immediate action is required. C2 means the fault is potentially dangerous and should be addressed urgently. C3 is a recommendation for improvement — the installation is safe but improvement would be beneficial. An Unsatisfactory result requires at least one C1 or C2 finding.
A standard domestic EICR on a 3–4 bedroom property takes approximately 2–4 hours. Larger properties, HMOs, and commercial premises take longer. We will give you an accurate time estimate when you call. The inspection requires access to all consumer units, the meter, and all rooms — please make sure the property is accessible throughout.
Since 1 April 2021 all private landlords in England must ensure their rental properties have a valid EICR carried out by a qualified person, renewed at least every 5 years or at each new tenancy. A copy must be provided to existing tenants within 28 days and to new tenants before they move in. Councils can impose fines of up to £30,000 for non-compliance.
If the report returns an Unsatisfactory result, the required remedial works must be completed within 28 days (or sooner if specified). We can carry out most remedial works immediately or schedule a follow-up visit. Once completed, we issue a new certificate with a Satisfactory outcome.
