Do You Need an EICR?

Who needs an electrical
inspection report?

An EICR isn't just a legal box to tick — it's the only way to know the true condition of your wiring.

Legal requirement

Landlords & rental properties

Since 1 April 2021 all private landlords in England must have a valid EICR and provide a copy to tenants. Reports must be renewed every 5 years or at each change of tenancy.

Before you buy

Buying or remortgaging

Mortgage lenders and surveyors routinely flag the absence of a recent EICR. An inspection before exchange of contracts gives you full visibility of the electrical condition of the property.

Old installation

Property over 25 years old

Older wiring — rubber-insulated cables, round-pin sockets, or no RCD protection — may no longer meet current standards. An EICR identifies exactly what needs remedial work.

Commercial & HMO

HMOs & commercial premises

Houses in multiple occupation require an EICR every 5 years as a condition of licensing. Commercial premises have their own inspection intervals based on occupancy and use.

Electrical Inspection Service

A complete check of
every circuit in your property

An EICR (Electrical Installation Condition Report) is a thorough inspection of all fixed wiring, consumer units, sockets, and earthing in a property. Our qualified engineers test every circuit against current BS 7671 standards and issue a graded report — the legal requirement for all rental properties in England since 2020.

Full circuit-by-circuit testing

Every fixed circuit is tested for insulation resistance, earth continuity, polarity, and RCD operation. Nothing is skipped — the report covers the complete installation.

C1, C2 & C3 graded findings

Faults are graded: C1 (danger present, immediate action), C2 (potentially dangerous), and C3 (improvement recommended). We explain every finding in plain English.

Certificate issued same day

On completion of the inspection you receive the full EICR certificate digitally, with all test results, observations, and the overall outcome — Satisfactory or Unsatisfactory.

Fixed price — no hidden extras

We quote the full price before we start. No add-ons for additional circuits or access requirements discovered on the day. What we quote is what you pay.

Our Process

How we carry out your EICR — step by step

Fixed price, fully documented, completed in a single visit.

01

Visual inspection of the installation

We begin with a thorough visual check of the consumer unit, all accessories, wiring conditions, earthing and bonding arrangements, and any visible signs of damage or deterioration.

02

Dead testing — circuits isolated

With power off to each circuit in turn, we carry out insulation resistance tests and continuity measurements. This identifies deteriorated cables, poor connections, and wiring defects.

03

Live testing and RCD verification

With circuits re-energised, we test earth fault loop impedance, prospective fault current, and RCD operation times. Every RCD is tested at 100% and 50% rated tripping current.

04

Report issued with graded findings

All test results are recorded and observations graded C1 (immediate danger), C2 (potentially dangerous), or C3 (recommendation). The final report and certificate are issued on the day.

Understanding the Service

What to expect from an EICR in Sussex

What an EICR inspection involves

An EICR is a detailed examination and test of all fixed electrical installations in a property — wiring, consumer unit, sockets, switches, light fittings, and earthing. Every circuit is tested individually and results recorded. The inspection ends with a written report grading any defects found and an overall verdict of Satisfactory or Unsatisfactory.

What the C1, C2, and C3 codes mean

Observations in an EICR are graded on a three-point scale. C1 means danger is present and immediate action is required. C2 means the fault is potentially dangerous and should be addressed urgently. C3 is a recommendation for improvement — the installation is safe but improvement would be beneficial. An Unsatisfactory result requires at least one C1 or C2 finding.

How long does an EICR take?

A standard domestic EICR on a 3–4 bedroom property takes approximately 2–4 hours. Larger properties, HMOs, and commercial premises take longer. We will give you an accurate time estimate when you call. The inspection requires access to all consumer units, the meter, and all rooms — please make sure the property is accessible throughout.

Landlord legal requirements

Since 1 April 2021 all private landlords in England must ensure their rental properties have a valid EICR carried out by a qualified person, renewed at least every 5 years or at each new tenancy. A copy must be provided to existing tenants within 28 days and to new tenants before they move in. Councils can impose fines of up to £30,000 for non-compliance.

What happens if the report is Unsatisfactory?

If the report returns an Unsatisfactory result, the required remedial works must be completed within 28 days (or sooner if specified). We can carry out most remedial works immediately or schedule a follow-up visit. Once completed, we issue a new certificate with a Satisfactory outcome.
